It is not uncommon for a retailer to contract with a mall owner/operator to be the only shop of its kind either in the mall or in that section of the mall. This is especially true with strip malls. (I happen to like it when like stores are grouped together. For example, at a mall close to me the Apple store and the Sony store are next to each other. I love it.
